I'd recommend not trying to find land buyers and work on building relationships with developers and understanding their buy box in your market. most markets have 20 developers or less if you are in a Tier 2 city which I'm guessing you are. no market in Denver is tier 1 

I'd do some research on the top agents in the area but also attend some local Meetup events on real estate and you'll find like-minded agents there as well.

I’d buy your fist 10 with conventional loans then get an LLC to buy with after you tap out with 10 conventional loans.

I’d suggest looking into northern SD county and Riverside county.

I’d like them out by 6/30/24 at the latest since the summer months are the best for leasing.

I'd contact them have them arrange to have someone come out and move the contents into storage so you can get possession of the place. 

While doing this, I'd like to think this would help stack some experience when I am out of the Air Force and want to become a full time agent.
