Also, equity in general (meaning high net worth individuals/families, hedge funds, institutional) are only going to back  experienced developers when it comes to an asset class as niche as data centers, especially since there are so many things that can go wrong: what if that submarket doesn't have a need for that use by the time you are entitled? 

It's 40,000 sq ft, with less than 150 parking spots and online says land is valued at 1.9mm (which sounds very high to me).Thanks again!

@Freeman SchultzI have built multiple fitness centers is high rise buildings and all had floor to ceiling windows in them.

We have checked out appfolio and someone else recommended door loop but we haven't reached out to them yet.We have about 57 properties and 145 units.  

Broker brought it to me. 1st time numbers were too high. 2nd time we could negotiate for a good price.

Still near the beach, not to far from west palm, and probably not priced as high as some other areas.
