I would do either one of these things...1) House hack with an FHA or Conventional on a 2-4 unit property.2) Partner on a BRRR, flip, or larger multi3) Go the old fashion way and put 20% down4) Use a hard money loan or private financing to flip or refi and do a BRRR

Many colleges are talking about not coming back in the fall, or only coming back in a limited fashion.

Look for markets with good economic/demographic trends and diverse, modern economies and industries.

I use a local branch of Farmers here in Colorado to insure my business with a general and professional liability policy but I use American Modern Insurance for the property I own to replace my homeowners policy. 

But in the 5,000 history of modern humanity housing has been there. 

They can provide a modern and fresh look to your units, attracting potential tenants.Fresh coat of paint: Hiring a painter to give the units a fresh coat of paint is an excellent idea.

Houses #3+ (I eventually built up to 20) happened in orderly fashion.. 

What I typically look for is something with good bones - structure is sturdy, roof is in good condition with many years remaining life, there are modernized plumbing and electrical systems.

This would be a good option if you're looking to buy a place to do value add via major renovations on and really modernize. 

A small unit upstairs in a modern build would not be an issue bbut most two families are not set up that way.
