I’m exploring the idea of building a permitted four-plex as authorized in our medium density residential zoning, then licensing each living unit as a separate Bed & Breakfast business. 

Why not explore a FHA loan to purchase a 2, 3 or 4 unit building that you will owner occupy one unit of?

So you can just tell them you need the funds for 6-8 months, I just had 2 loaded rentals in good shape and all lenders wanted 20%, so i will start exploring and taking your comments to heart! 

I have found people with a ton of experience but they aren't interested in learning and exploring new methods and/or no longer have a hard work ethic.

I was wondering how much down payment is required for home construction loan as I am new to this and exploring many things including, how to get trees removed, looking for general contractor etc etc?
