At the first vacancy, I rented it to a family of 3 whose daughter just went to college and needed to save a couple hundred bucks a month by downsizing - hard working recent immigrants fighting for their American dream.

After years of renting while i was in college, I feel like I have a some grasp of the area and what rent I can generate.

I'm not sure if I should be counting the college checks that he has coming (assuming financial aid money).

I am a student in the Sam Walton College of Business in beautiful Fayetteville Arkansas.  

I graduated from college and I have had a broker license since 1980.  

Thus far, my real estate investing experience has been limited to the purchase of a single-family home that I house hacked and rented extra room out to friends from college.

I am a beginner investor and a college student. 

Set up two LLC's ( I have two kids college ready.

Although I've been very fortunate to have a full-time salary + commission job before I've even graduated college (I only have 9 credits this semester), I'm not fully satisfied. 

What I though back then is to consider it as a saving plan for college tuition for my 2 kids, assuming I will have a good equity from principal and appreciation in 15 years ( presumably my kids will attend college in 2025).
