For an area that supports vacation rentals bigger will yield more profit.I often see extended families, grandparents, parents, kids vacationing together or attending college football games or being together for Christmas.

If you like college towns then Binghamton and Cortland are  great area for college student rentals.

I live just outside of a 4 college town that has lots of multifamily properties and single-family units that are screaming for BRRRR. 

I had one daughter in college 2013-2017.
