I feel the responses you've received in regards to tornados are accurate. 

Also, I feel since I am a lady, handyman takes advantage of me by charging more or not doing the job well.

No one ever feels good about how many calls they make, we can all do more.

Hi all,I feel like maybe I’m over thinking this….Last year my wife and I bought a townhouse as an investment to rent out to tenants.

I feel like I can't get a true picture of my investments if I can't calculate what I'm doing to my equity and my increase in expenses for closing costs if I can't factor in the cash-out refi's - unless I don't need to. 

I'd recommend you check all of the above to get a feel for how similar units in your area are priced.Good luck!
