While the two things can complement each other, I think the time spent getting your license would be better spent learning about the niche of investing you want to pursue.I can see where if you're flipping houses it could be useful as the amount of purchases and sales will be higher than a "buy and hold" for example.I didn't pursue law so I could write my own will and legal documents.

Him signing a new lease is going to be a negotiation, and the odds of him coming up with a security deposit are very slight, and it would be hard to keep anything out of the security deposit when it comes time for reconciliation; I have a feeling that move-in and annual inspection documentation is sparse as well; the place "has always had a dog smell", certainly from the time that you collected the security deposit.Consider contacting Gary Link's office to take his "Landlord Class" which will give you access to his lease, (there is a cost for the class, not sure what it is anymore).

Eventually they will be in a situation that requires getting the judgement off their record/credit history, and you'll get paidOn the other hand, if you think there's any chance she might trash the place on her way out, maybe letting her leave is a good strategy.Sounds like a conversation needs to happen.Just my 2cD
