I was hoping someone on BP who has experience in NC might have some insight before I go off and spend a ton of money on a lawyer, but we'll see.It's just a 3/2 SFH, I'm staying in the master bedroom and hoping to rent the other 2 rooms.

While most Realtors are not lawyers, they are usually part of a local association of Realtors that has had their forms reviewed by lawyers.

If I could further suggest that you can learn a lot from talking to the business side of banks, CPA's who are versed in Real Estate, a good lawyer, and the Real Estate Investment where you talk to people.

Yes I am definitely having a lawyer actually drawl up the paperwork for the LLC It only cost $750 and for me having the comfort of knowing it’s actually done right versus going through one of these websites the reassurance is payment enough

Ontario does not have one unfortunately, but there is a standard form provided by the local property management association (they do leases and other documents as well, and they tend to be of very high quality, developed by top landlord and tenant law lawyers).

I would also consider contacting your local real estate commission as they may have lawyers on staff who can answer that question.
