Some places will not insure a home if,as an example, it has two layers of shingles on the roof.I would be up front with the lender and up front with your insurance agent BEFORE you even commit to a formal credit check on a loan to get answers.Fannie Mae also has some really strange rules you might have to abide by...talk with your lender.

If some ask if you for a longer lease term then I'd inspect the apartment before you commit to that.I'd probably inspect each unit anyway with conditions sheet, and all new paperwork for the tenant and you.Then 6 months out I'd do it again with another increase, start with the worst apartments first, with the next increase and or non renewal's and start renovating those units for up to market rates.

Some of the new rules include:Continue to pay $50/yr for each rental property for a business "license"That license could be revoked or suspended if a crime or ordinance violation is committed on or near the property by the resident or their guests.Owners must undergo an eight-hour training course with police and fire departmentOwners must update the property to make them safer and at less risk for crime.All rental property owners must live within 50 miles of Ferguson or have a manager within 50 miles.The license can be suspended if the utility bills for two or more months go unpaid or if the utilities are not turned on within two weeks of them being shut off.Just curious what others think of these additional requirements.

If an agent asked me to loan them money I would first evaluate how committed they are to get out of the hole.For example, are they committed to working every-single-day or just 3 days/week?
