For the same $, I'd rather get 15-20 guru's than dump it into the one where the guys go to your town, speak for a weekend and hustle you the way they do.. maybe we have to agree to disagree on that one specific group.

I have also sent my good Section 8 tenant, the one who has been there a while and keeps her house up, her December check for her portion of the rent, voided and placed in a Christmas card, wishing her a Happy Holiday and thanking her for being an excellent tenant.
