The lesson learned was one I learned in working with a builder who built more than 100 homes per year.

Don prior to 08 meltdown I used to do about 2 to 3 of these a year with small builders I would make the first loan they had some cash but not enough to pull it off..

If I buy land today, but wait one year to pay a builder to build a rental property on the land, am I able to 1031X anything into the new build at that point (one year from now?).

Investing in Real Estate is a great boost/wealth builder and can even replace W2 income at a certain point but having a paid off primary residence come retirement is in my eyes more important.  

Can anyone make a recommendation on how to negotiate with a large builder?

We still have low supply on homes, builders are still pumping them out, and people are still moving here and less are moving out.  

Her husband is a well known commercial realtor in the area and she's done my Dad's taxes for a long time, he's a builder.
