To Jason's prior point, I am aware that the carrier appropriately paid the limit of the policy and not simply a percentage as it was a total loss. 

I agree with the others on the AC - all modern systems that I'm aware of have safety interfaces on them that shut the compressor down before it can freeze up or be damaged from overheating.

@Michaela G. unless the property is in a war zone like areas of east point and banks are giving you the run around because it may become a toxic asset

As for her security deposit in Chicago there are strict rules as you are probably aware.

I am however very aware that I don't want to have analysis paralysis  and need to make a move soon.  

Specializing in getting properties under contract at a discount out here, I talk to a lot of sellers and they are aware that they are able to get close to full value on the property because buyers are getting desperate.

I am 60 years old now and being born and raised in Dallas Texas maybe has made me more aware of this mis-use.  

I don't blame people for not being aware of low vision.  

Like I said, a simple pressure test would have made you aware that there was a supply side issue with the house. 

Most won't do it, but be aware of the risk.
