The efficiency lost by spreading out wide and far geographically wouldn't have worked for me.What makes you want to expand geographically so far beyond where you're at? 

I dont see a dime..... no refunds, so don't bother if you don't make the criteria I already gave you like 3 timesIf you are getting flooded with applications your rent is too low and/or your criteria is way too wide open.......

The property is a MFH so while I'm not sure on the BnB angle, the apartments could easily be rented out to families as well.

There is a certain amount of fatigue analyzing deals puts on you and if you spread your net too wide you'll drown yourself.Next, determine what your budget is.

If what you're realtor brought up was close to 70k they might have cast a VERY wide net.

And totally agree I’ve looked at this deal from many different angles.

There are no shortage of residential and multifamily focused groups but I'd love to connect with investors solely focusing on the other commercial property types (Office, Industrial, Retail)If they are virtual I'm interested country-wide.

We tried every angle, even found their kids (son would mow the lawns etc to avoid code enforcement issues), but until both spouses died the kids were at a loss how to unload it.At the time we were fortunate to pick up an old home a block away after a small kitchen fire.

This is a pretty wide loophole a lot of areas are allowing so I would suggest using it ASAP before it gets closed by the new administration.  

For such a small state Connecticut has a lot to offer in terms of real estate investing, at a wide range of price-points.
