I've also been thinking about starting an IRA on the side just to diversify my investing and have a fallout plan aswell.

Someone who is doing this and successfully had to start from scratch somehow someway whatever that may be. its a great play for those with money in an IRA and cash.. its simply not a model that can be done without cash to buy the notes you don't leverage into buying debt.

Everyone one gets approved with Cogo capital as long as you have a deal under contract and a LLC, Entity or IRA.

I'm currently under contract on my 1st solo no partners involved commercial property (the seller owes the IRA money so the deal has been in limbo - the seller closes on a different property in May and he'll use that money to pay off his debts so we can close.
