The best way to communicate with a deadbeat tenant is with a Deputy Sheriff's knock on the door delivering process.I'm a professional writer and have a file full of 'threatening' notices which work maybe 10% of the time (and only with law-abiding tenants with something to lose).Creating and sending them is mostly an exercise to amuse myself.

I guess I could intend on having my own closing company and title insurance, but I already have good relations with the listing agent, the seller's lawyer, and the title company the most reputable in the region, the title company whom I have an open line of communication with.

I just quit trying to use auction.com after the 20th time I lost a property at the last second then saw it for sale again.Biggerpockets is a great site and all but their guidelines eliminate virtually every property in Wake County.

My husband used to be in the industry, and I had already started the real estate training, so we were able to take our experiences, and the recognizing of other companies short comings, and create the exact opposite style of business.We have 24-48 hour lease turn around times, we communicate with our owners/investors frequently, and we're growing everyday.We know a lot of people in the industry as well, so we have teamed up with a couple of brokers, and we have a team of contractors as well.

As long as all paperwork is in order with you and your tenant and communication is kept with the housing authority caseworker all can be done rather smoothly, I typically estimate about 30 days.
