@Bryan StocklasOf course I’m not an attorney, but even if you are sued the chance of a court ruling in favor of the seller in a matter like this is virtually nil.Never buy a property under duress.

You could achieve a better return with less passive options like BRRRR, but they take time/effort.I have purchased RE with worse cash flow projections than this property (twice I have purchased properties that were virtually cash flow neutral with my conservative projections).

I had to look up how they calculate their prices and that leads to why their data is so out of date…“he S&P CoreLogic Case-Shiller National Home Price Index measures the changes in the sale prices of single-family homes across the U.S.It does this by tracking the purchase prices and resale prices of homes that have undergone a minimum of two arm's-length transactions.”So when you have 5 years in Vegas where virtually no one has moved because of reduced inventory you get 5 year old data.

In our opinion, you can figure out pricing remotely and getting to know a market all virtually - but if you want to invest time in a market, your time is best spent learning the pricing and proerty classes, not renovation costs.
