The IRA capital can purchase a house and pay contractors to do work on that house, so long as there is no direct or indirect benefit or transaction between the IRA and a disqualified party (you, lineal family, entities owned by you or lineal family, etc.)The IRA can joint venture or partner with other investors, but should not interact with you or other disqualified parties on funding a deal jointly.

I am at the point where I wanted to take a leap of faith, sell one of the 4, and venture into a multifamily for cash flow...But I recently chatted with a friend, who bought 56 units in Phoenix over a course of 4 months in 2014 for $2M total, and from his tone, it sounds like hell....So I came here to hopefully get educated on how/where to invest in Class C, or is it a trap that I should avoid altogether...

The funds are protected by a Joint Venture Agreement and at the end of the day the investors are investing in me.
