Once you pass your schooling you have to take into consideration -application fees -fingerprints fees -test fees - NAR initial dues -brokerage initial dues And many more other fees.

We have a down payment but I’m a pretty risk adverse person so I’d likely wait to save up more to put down before pulling the trigger.

Here are my questions - We've been round and round on our options and I'm really hoping someone here at BP can share advice and/or considerations he and I haven't already discussed.- Do we rent my house and live on the cheap at my BFs?

Labor and material prices here are considerably cheaper than a lot of places, but I'm also lucky to have found a couple of good reliable "handymen" (a retired HVAC business owner, a carpenter who has extensive electrical experience, and a couple of not-so-bright guys who are surprisingly good at roofing but nothing else).

The appraiser is going to take all 3 approaches to value (cost, sales comparison, & income) into consideration and develop an opinion based in the relevant approaches and then reconcile those opinions into a value or value range.

Definitely not trying to take advantage on my relative, just checking how experienced guys would approach this situation here.About not being entitled to any compensation, You're right, I should take it into consideration.

Hello everyone been a member for a while but I am finally thinking of pulling the trigger on my first flip/ and hopefully seller financing. 

The best thing to do with that $250K is not tell anyone about it until you're ready to pull the trigger.
