Please provide any thoughts on how to improve my due diligence process.Below is the breakdown of the math I did: 

We converted an existing shed to a 1 bed 1 bath apartment and now rent out the bigger house for great cash flow.

I’m based in Southern California and have been looking into the Indianapolis market for the past few months.

The first CPA I worked for told me that tax preparers who are unconfident would print every page generated by the tax software, to make a return look bigger even though it was bloated with unnecesaey supplemental sheets that provided little to no value.

We ended up closing in 3 days from making our offer.

Buy 🏡The first step is to find an undervalued or distressed property, ideally one that needs some work but has potential.

I am also an appraiser that works with local and out of state investors make connections with local investor friendly lenders and property managers.
