Been going on 4 years now and have never had a problem and it always gets great reviews. 

We discussed that in 2 years he would either sell, Rent it out ( and we co own the rental)  or buy me out of my share at present market value.  

We have heard good things about this area and are looking for an investment-friendly agent who has systems in place for out-of-state investors (we lived in Florida for 10 years and moved back to Europe).

During the first year, my tenant failed to pay rent on time and sometimes we had to threaten him with eviction letters.

Now let say I can negotiate half of the 3M and seller finance the rest at 10 years.

Plus even if title squeaky clean, most title companies will require that you hold it for a year before they will insure a subsequent transfer.Caveat emptor.

While many were clawing over the Smokies, Joshua Tree etc and saying that you should only invest in vacation destinations I was quietly investing in a midsize city and enjoy great occupancy 10.5-11 months of the year.
