I am still cracking up over here...hahaThanks Derrick,I believe that if your firm with your offers eventually sellers (wholesalers) and Realtors will figure out that you play hard ball and they won't bother mucking you around and trying to pinch pennies.We know our numbers and what we can and can't pay.So its a no BS quick way of either buying or moving onto the next deal.Thanks and feel free to use itDisclaimer: No pending patents on the saying haha

I once attended a corporate meeting where the guest speaker was Rudy Giuliani and in addition to being paid for the speech, the contract called for the room in which he gave the speech to be maintained at exactly a certain temperature +/- 1 degree while he's in that banquet hall.

I find it is usually on the odd ball deals that require a special buyer where the JV is helpful.I also JV all my non local deals as I am not in the business of being in the car for hours at a time.
