@Josh Knellinger I typically look anywhere from St Pete & surrounding area to Orlando.

Now I'm simplifying the psychological part of what he went through but what really happened was he surrounded himself with people also playing the game & started hanging out with like-minded people, ready to move out.

My situation: 26, considering Charlotte, NC and surrounding markets, no debt, moderate savings, high credit scoreShort-term Goal: Secure somewhere to live, gain 5-8 doors in 2021 and generate around $600+/month cash flow, and not completely deplete my savings in down payments + reno. 

If you are set on Dayton, look to the surrounding areas like Fairborn and Vandalia. 

I am wondering if there is a better strategy I should take or if anyone knows a surrounding area that might be better for what I’m trying to do.

When I used to wholesale, I would mail a radius of non owner occupied properties surrounding the subject property. 

By university of the pacific are some really nice areas with bad ones surrounding it.
