Does anyone have thoughts on how to select compatible tenants and also can anyone supply a sample lease agreement 

Pricing is very aggressive for sellers.

A GC will usually charge you about the same price for labor as the cost of the supplies.

You'll need to check the roof, the siding, supply line pipes and drain pipes, gutters, faschia boards for rot, windows for rot, etc. 

I called the local fire department and they said that I don't have a legal obligation to supply these items.

She suggested I have all the independent contractors supply me with a social, TIN # or EIN # in order to submit a 1099-MISC to the IRS at the end of the year and pay them by certified check.
