What do you do differently in this situation?

LIke Remington financial and such. this one is very sophisticated in their approach etc etc. 

Hey everyone, new to investing in RE. 

I have a situtation where the owner had paid off the house but owns 27K in back taxes and is afraid they are going to take it away from him and wants to sell it. 

In the event of default/non-performance on a CFD for vacant land in one of the hypothetical "foreclosure" states I mention above, does the land parcel have to go to auction, with bidding starting at the unpaid principle balance of the contract (plus late fees, legal fees, etc.)?

We have a 5 unit property in Willimantic , CT. 

Renovating 1000sqft is going to be similar in labor costs if youre in same area. 2.

Found a mentor on this platform and have gone on to do over 200 houses and at most, 60 houses in one year!

I live in Maine where short term summer rentals are in huge demand.
