Set up individual Revocable trusts for each property, name them with the address: as in: The Flower Street Living Trust.

You'll want to make sure that the zoning will allow the density (number of lots/acre) that you desire as well as meeting the requirements for front/side/rear setbacks and street frontage.  

.- They are as close to identical as possible in style, condition, age, location, beds, baths, living area, acreage, garage and basement specs, town vs private utilities, flood zones, etc.Finally, I'd like to be sure that the agent hasn't run automated comps.

However, I have found that Memphis is very street to street on its houses so I'm working on connecting with people who can help make sure I buy on the right street.

But just as an example: From a numbers perspective, my 5 bed 2 bath is bringing in ~$3750 (rent by room strategy) versus if I were to rent it out as a single family home... ~$2700/month.property taxes in denver are much lower than Texas, but I would look into this strategy just in case!
