Assuming we pay $200K and spend $350K to fix it up all for an ARV of $667K.

In reality (and behind the scenes on television), investors must spend more time investigating the property needs and consulting with their trusted contractors.

My final decision was to keep investing in my market (Dallas Fort Worth) and just spend the money to rent a place in Disney World.

If you are truly interested in building a brand, spend the necessary time on the details. 

@Tua Toiaivao  Your idea of doing "hustle methods" before spending tons of money on marketing isn't a bad one as a way to get started and get your feet wet, but I don't think that with the current market conditions you're going to have much success with deals that are listed on the MLS for the reasons others have listed above.  

If they have the time to spend on BP answering a lot of questions this time of year I'd have some concerns.
