We have a private lender in place and also sort of an "in-house" General Contracting company that we will help manage.My wife and I have a lease on an apartment in Charleston until June, but I'm working on all the remote portions of the investing while we wait for the lease to end.

Hey Rhevon, I'm not a RE expert by any means, so I don't know that these ideas translate well, but I have been a salesman of some sort for most of my adult life (my mother would argue most of my childhood and adolescent life as well).

In CA what sort of liability (if any) does one face if they were to say go through a deceased neighbor's estate and find that taxes were paid for some 13 consecutive years but that recentmost months were late then make a payment and change the address (not name) of that person/estate to one's own in order to receive mail regarding their/the estate's property/tax?

(using the 50% rule) but you've got an older roof and all sort of aging appliances I just really have to question how the property is going to cashflow say 5-10-15 years down the road if you have to do extensive maintenance.

'hard cash' isn't really necessarily cash anymore in real estate, but thanks to latest rei jargon, more likely just short for a private loan or 'hard money loan'. likewise now 'proof of funds' is apparently no longer just that, but just something-better-than-nothing to show in order to get ones foot in the door and/or get a 'cash' offer accepted with some sort of document to support it.. however trivial?
