If it were me I would focus on speaking with the female of the family mostly, but also get the man's opinion.

They have better rates and we are ok buying in our personal name for a single family.

You could either buy a single family home and rent out rooms OR buy a multifamily property and rent out units.

Its a 2 family home in a rough neighborhood, one side vacant and the other is occupied.I have an okay relationship with the existing tenant but it has been a constant struggle with late rent, her keeping the property a mess, and her unit is disgusting, etc.
