I will take the time to read past forums to learn/educate myself but looking for a quick response/feedback regarding this purchase and if it was a poor/decent/good investment (so I can sleep at night).1053 sq ft 1 bedroom 1.5 bath condo in north end of Warren, MI (built 1970). 

I  have done exceptionally well with a 65/35 stock to bond ratio of broad based index funds,   Sure, I missed out on some gains with that ratio, but I also didn't loose sleep in 2008 when the bottom fell out like a sinkhole either.  

Smoke detectors too- one on each floor and in or just outside of any sleeping area.  

I blame The 4 Hour Workweek :) For me, I enjoy the satisfaction of taking care of a problem, and would much rather fix a leak in the rain than spend my afternoon in a smokey casino, watching TV, sleeping, or in any other way being lazy.

Do you sleep well at nights while assuming risks?

any work on a property where the paint or varnished wood work will be disturbed will need a lead certified contractor on site.

They would sleep on air mattresses and cook in the microwave.

However, if there are tenants in place (they don't want to disturb) or if it's so beat up it's un-financable, I tell them it's going to sell to an investor anyway.

Bunch of crocks but then again they been sleeping with DC for the longest time.
