It has been doing great as an STR for the last two years.

But so far I have found it to be an emotionally exhaustive process and have had zero luck.

Given that the industrial market is softer than the prior few years, I intend to buyout/wait until current leases expire and leverage the space into self-storage. 

I purchased a property before that had way below market rents that were locked in for a year and after a year I raised those without doing any work and was able to get them to market rent.

I’m new here and have a question I’m hoping some experienced STR investors an help with.

However, before you switch agents, I recommend you gather up a bit more information.You should request recent comparable sales data that will help determine whether the problem is a "slow market" or an incompetent and ineffective agent.Has anything sold near the subject property in the last 190 days?

I invest OOS, and I know I can outsource a Call center to get my calls and set the appointments with the sellers that are interested .

Am I missing something here?

Property is in Katy TX, and I am on the Deed and title as co-owner.
