I am currently considering the possibility of investing in properties in strategic locations under $100k and listing them on section.

I have a property listed for 375, 000 Has a business using 7,000 sf of the first floor it has 3 total floors with a total of 21,000 sf I may have the deal worked to buy the business which will pay the building 2000 a month in rent .

Also, local realtors will know the builders who have better finishings and sell faster in the area.

They get the advice, but they can't be wrong, so they buy a property in an HOA that doesn't allow STR and in a town that has groundswells against it and requires permitting.

I've been a land broker in southern California for the past fifteen years, selling land both to the big, national builders and also to boutique builders. 

I have property that has about 100k in equity, I was thinking of selling  it and buying a newer one with a 100k down payment.

The property is in Fort Worth TX which is a fast growing city.

@Nir Berko, while I have not ever owned properties in Cleveland, I had 6 or 7 section 8 rentals here in Cincinnati.  

We recently bought a property that we have found out within the first few weeks of owning it that is has VERY SERIOUS drainage and humidity issues and lots of previous water damage that the sellers did not disclose.

I've had a rental property in the Portland (OR) metropolitan area for the past six years.
