Hello BPers,I am a newbie to investment and seeking your advice here.

I've been a real estate agent in Chicago for the past 4 years and have taken my time to learn and connect with like minded individuals seeking to grow and create financial wealth/freedom through real estate.

-there are stiff penalties usually for filing a fraudulent mechanics lien.

My lease has large penalty for sublease (I think $200/night on top of the rent collected).  

I'm seeking recommendations for a good CPA and tax planner/advisor in Iowa, specifically someone with experience in rental property ownership.

All I am asking them is for a 2-week delay only ending up getting a penalty clause pointed at me ($500/day for any delay in closing).

I know team members don't necessarily have to be on my payroll, would it be appropriate to seek out professionals and 'pre-create' a relationship with them before launching into my first project? 

Those migrating from expensive cities such as New York, San Francisco, Seattle, etc will still probably desire all the amenities of a major city and seek to relocate to a smaller city that still has major sports teams, great food culture, transit options etc.
