I don't have any comments on the eviction process as they have already been given comments to but I would also remind her when rent is due.

K.marie P. your story reminds me of one of my all time favorite transactions I had the same thing going on all though I was just a young agent representing a buyer and could not get the broker to present the offer.

If he does only pay half, send notice reminding them that they are "jointly and severally liable" and that if full rent is not received, you will be serving them a three day notice (include late fee if after the 3rd).  

Soon after that there will be a maintenance scheduling and tracking piece (allowing you to schedule anything (also some tasks that remind you to switch out toilet wax rings every so often, clean dryer from lint (fire hazard after a few years), etc.).Thanks for your feedback!

Ignore any invoice she sent to you, just remind her at the end that all your actions met or exceed the terms of the lease and landlord tenant laws in your state.

I had to remind myself to; stay humble and, that "society" may think delivering pizzas is below a respectable adult, but the rest of society is BROKE!
