@Brandon Beardt - Out of those numerous creative financing options, are there a few that majority of investors rely on? 

If out of state you will rely heavier on BP to build your,r team.

There are too many moving parts; not only will you not know the moving parts because you've never done it, but you won't even be at your OOS property to see everything with your own eyes and you will, presumably, be relying on a property manager who may or may not be horrible.

If you already have good income and don't want to do real estate full time or rely on it for 100% of your income - you can focus on appreciation!

Not knowing this information could be a very costly mistake and you should not have to rely on someone else to give you that info.

hopefully you have a good relationship with your insurance agent and can rely on their industry specific knowledge and experience for the advice you need.  

Keep at it but rely on realistic expectations. 

I would rely on local lending institutions (credit unions or local banks) who have a better pulse on the local needs. 

Therefore you are relying on the market to increase the valuation of this property. 

Aloha,You are half right...those are important factors, but to really understand what you are getting into requires serious due diligence in obtaining and reviewing the actual governing documents...do not rely on brief listing descriptions that are inaccurate.
