I don't recommend this approach as standard operating procedure, but in that deal, my first, I was somehow able to walk away with a $30K profit.

If you have more leads/applicants for the property I would recommend looking at those first before making a decision for this applicant.

You need to be  in a position of strength financially; I would recommend starting out with closer to $120k at minimum even in LCOL places.
