My loan has bounced around a bit but is now with Western Alliance Bank at a rate I don't want to lose.

There will be punishing late fees and probably a default interest rate.

I have seen some great deal in and around Dayton as well.This year will be a good year as rates start to come back down we took a little hit last week but should start to drop by 2nd quarter.  

Since we cannot buy local (cap rate in CA is pretty low), we are exploring different markets. 

Can't imagine what the current rate is for that but it's a great way to pull out probably a lot of equity.

When I took the GC test, the pass rate was only 12%...it was technically easier to pass the Bar!

The space is most appropriate for a couple with 1-3 children, 3 single adults, or even a couple with a grandparent or nanny and a kid or 2.From what I'm reading, the law protects families with kids from discrimination, but can I get in trouble for doing the reverse and allowing (and potentially advertising) a higher occupancy rate if people have babies and children than if all occupants are adults? 

finding properties on Zillow that you never see in person, putting 25% down and hoping people you've never met handle everything for you... not a great plan.and yes, you will need a long time horizon for a portfolio to actually generate cash flow buying at todays prices and rates - 10+ years.
