I realize that few people take calls without knowing who it is  anymore and I want to get a call back to either move forward or remove them from the list if they aren't interested. 

For those of you with a buy & hold strategy and aren't afraid of MFRs, considering the below data, would you move forward with this opportunity or not?

In my area almost half a condo building is in foreclosure and none can be rented as that's the association restriction.Are you also factoring in:InsuranceProperty managementVacanciesMaintenanceIf you aren't sure of the costs then 10% is a good number to use for pm, vacancy, Maintenance.Plug all those numbers in again and see how it looks.Also you might consider going a little further out for a SFH or multifamily.

A few large insurance companies are contemplating getting out of Obamacare as the returns aren't there anymore. 

@Jennifer Taft you are entering a very complex and convoluted business venture...mobile homes aren't real property...but the land they are on is.

Since you aren't going owner occupied, plan on at least 20% down payment.Just doing a quick review, I would look at the numbers again.  

Its quality and not quantity.

I've been over a few times to take care of some things and the house seemed like they are taking care of it and didn't smell but just that they aren't the cleanest people. 

Not too bad, but the HOA and Mello Roos aren't fun.
