Ironically, the offers we had from private entities to purchase the property were approximately $200k less than the final price.Why was this the case?

I've purchased a couple properties this way.

Purchase price: $35,000 Sale price: $50,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Marina Rad, successfully completed a quick sale on Mumford Rd, Greenville, NC 27834.

I just signed up & purchased $20 of skip trace.

Purchase price: $220,000 Sale price: $275,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Pat Rosati, successfully completed a quick flip on Cornell Ave, Drexel Hill, PA 19026.

I would also order a foundation inspection or sinkhole report prior to purchasing, if you don’t that fight with the insurance company is a "No Win" situation!

Purchase price: $162,500 Cash invested: $30,000 Sale price: $245,000 Contributors: Peter Vekselman Partner Driven, in collaboration with Graham Lyster, successfully completed a fix-and-flip on N Cox St, Kingman, AZ 86401.

And I still didn’t base the purchase on the ratio of property to land, but upon the cash flow the property produces.
