Getting a LEAD is one thing --BUT - knowing what to do with that LEAD is something else - anyone can produce calls from people who want to sell - that's in my opinion is the easy part of this real estate get rich business......BUT knowing what to do - what to say - in the first 20 seconds is extremely important - YOU don't have a second chance to make a first impression!

Another option if that house isn't performing as well as you would like would be to sell the existing rental and do a 1031 exchange using the proceeds as down payments on 2 better producing rentals.

Second best and will produce a better result, but cost more, is cash for keys. they say that they don't have money, so if you pay them then they have money rent somewhere else.You should definitely try to get some advise from an attorney, or someone who had experience, just to get an idea how long it will tie you up and how much money you will potentially lose.

While going with hard money, a joint venture, or private money is possible I do not recommend that be your starting technique as you will be expected to produce results without question and usually that requires you have significant and related experience.
