I sometimes get sidetracked with work but never lose sight of moving forward and my revised approach (hard money mixed w/property management) will help me scale more efficiently without getting caught in managing the properties.

Without a license, you need to have the ability to close on the deal, then market and resell it or you need to have a buyer in place ahead of time, and then lock up the contract using one of several vesting options (entity, trust, etc) with you being a principle of that entity and or trust as well as your buyer.

For two reasons: 1) if your current mortgage is a "amortized" loan (meaning you pay a portion of principle and interest every month) - EVEN IF you pay down a large chunk of that mortgage with the money you have in the bank it won't actually save you any money.

I also know the formula to figuring that out but you still need to know the value of the house vs. the listing price.I think it is ENTIRELY possible that I'm overthinking things right now it simply missing something in plain sight lol
