So there is an online site-map of all the Czech property m2 prices [ask me later] based on the recent sales and you can see some cool concrete apartments being sold for less then 5% of Prague 8 [not the city] m2 just an hour or so far highway away.

We have painted, replaced windows and doors, renovated, installed cabinets, scrubbed, painted some more, refinished, wired, plumed, cleaned, mixed concrete, spread and tamped gravel, driven refuse to the dump.

as always, i spent much more than i thought initially. i am really bad at estimating. i use cheap labor and i still can't keep it within my initial estimations of 14-16k. i had to do concrete (had no idea it had a rotten deck and sloping porch). so i spent around 22. so my total cost is ~86k. i think i can get around 110k right now in that area.but i dont want to sell. even if i spent too much, i care about those monthly checks that come in rather than a one time check. i can quit my job with those checks, i can't quit it with just one check of 30k.

Without insight into the industry multiples and revenue streams its hard to offer any concrete advice on where an informed professional would put valuation on this.Given that you mentioned its not profitable, it would most likely be valued using revenue, which coincides with a lower multiple than a profit based multiple.
