I am a real estate agent but if off market deals are hard to find and I am looking a few cities outside my own market is it better to have another agent in that area looking for me or a wholesaler.

You won't find a good answer on this as there are too many outside variables at play.

A condo may seem like an easy win: no lawn, no exterior maintenance, outside is always kept up, they have rules to keep tenants in line, etc.In reality, an HOA is only as good as the people running it.
