I missed this opportunity in post-USSR, especially in Moscow.

As someone just getting into real estate, it can seem very daunting at times; however, the more time we spend on here the easier it is to realize the opportunities are out there and we just have to put in the effort to make it work.Any advice you would give to those just starting out?

You're correct; our decision to pursue developing a new MHP is based on demographic data and economic employment analysis (aka, base employment analysis) which, when coupled with other specific reference points, clearly indicates an opportunity.

Unless of course there's a big redevelopment initiative in place and you can get ahead of the redevelopment.Now those neighborhoods can be good for flipping because there tend to be more value add opportunities.

I have the opportunity (and cash) to lend 33K on a mobile home that is worth 37K. 

If we come across some cheap flip opportunities that would be very beneficial.
