(I know....I know...this is quite a wish)You invoice this tenant for his or her current months rent of $500.00.He or She pays you after winning the lottery $6,000 to pay his or her rent in advance for a year.You receive the tenants payment as you normally would.

Risk having to go through another eviction.I hate to give up a piece of property near DT Austin TX and maybe torch my chances at early retirement ( would take years to save up enough to get another down payment as I work a normal job.)I don't know BP community.

Yes the $600 cash-flow is after the PITI and putting away money for cap ex, vacancy and repairs (though I am budgeting a little less for capex/repairs than I normally do since everything is brand new and under warranty) and I manage my own properties still since I only have two rentals right now, so I save some money there as well.

The credit score is not as important, as commercial loans evaluate the property to see if it can maintain loan payment on its own and be profitable under normal conditions.

Additionally, my credit history is fairly young (although good, between 720 -770 depending on where I look) since I only moved to the US three years ago, I have no consumer-, student-, or car-debt, 100% payment history and no derogatory marks, but the Banks I inquired at either don't have LOC for investment properties at all, or my income is considered to low on paper, and I am trying to access some of the equity sittingThanks in advance for taking the time to answer if you can help!

I saw that the plus acct grants access to the calculators and landlord forms but when I go to either it tells me I've used my free 5 calculators and still wants me to pay for the landlord forms.Is that normal?
