If I were in your shoes, I would contact local folks in the market you want to work in so you can figure out what is realistic in your market. 

I thought BP was about supporting folks who found deals or need some advice from a community of fellow investors...

I agree with folks on here to work the MLS but you can also utilize cold calling if you have the time.   

Hello BP folks,I have an interesting situation for one of my rental property which I purchased in Feb 2016 for $109K.The property has now appraised for $130K and I expect it to appraise at the same rate.

Not much for me to add other than to tell folks out there to find their fuel.

Knowing how often the folks at the finance office jack stuff up, it would be a miracle if they could calculate your per diem correctly at all, let alone actually dig through public records to find some hidden needle in a haystack. 

However with that being said, folks in this situation where they are paying much less than market will still likely be in the unit on the deadline with the excuse that they can't find anywhere (well...anywhere they WANT to move to and for an amount they WANT to pay).
