Only BOA would want to restrict the demand for the crap they lost their bu_ts on by adding a clause they probably have no ability to enforce from a personnel standpoint--they are all a bunch of losers, time to wake up and smell the coffee and be thankful investors are willing to wade in and suffer through their god awful customer service to prevail and actually close on a property!

It is full of folks offering the "new new" method of making money (usually for the product developer only) continuously pulling inexperienced folks around the next corner.RE is pretty much a "local" deal, sure some folks invest across the country, but a significant percentage of folks doing SF and small multifamily deals are going to be living nearby or doing enough deals to be local in knowledge.For me, don't waste your time trying to find folks on facebook, twitter etc.

If not, you can always check with the local property management companies, other apartment complexes nearby, etc.Once you know the rents and number of units, you can get the GSI.

This same question can be posed to them (especially if they are a national company) for them to get an answer from their office nearby your proposed purchase.This should give you a reputable company or two in that area for repairs.The same type questions may be able to be asked to RE companies like REMAX, or Century 21, ect. and if the same names come up you should be able to trust them.But I am also in agreement that it may be best to stay in your market to get a few deals under your belt.

The way of life as you know it also changes around a casino area - hard cases of all types are attracted to such areas and original settlers/residents pack up and move away leaving vacant, property that does not add to the value of your property nearby.
