Thanks @David Michael I have also looked for meet up in the area through BiggerPockets but haven't had any luck. 

Lot's of great people and meetings.I highly recommend attending the Delray monthly coffee meeting led by @Jon Huber .  

From my research there doesn't seem to be any one particular area that is the best place to invest in SA so I am just hoping to gain more experiences from recent purchasers and perhaps find out about local meet ups etc.I look forward to learning from this resource.ThanksScott

Welcome to KC, I would also start connecting with folks at live face to face meetings - there are a lot in KC.

With an increase of about 7% over last year in Denver (https://www.cpr.org/news/newsbeat/colorado-springs...) and no contraction in sight, scheduled rent increases should continue to multiply that $2,600 of mailbox money forever more, or at least until your portfolio review. 

You need to offer at a price that meets your needs.

A couple of months ago I was fortunate enough to come across a meet up hosted by @Katie Pratt and @Merced F. where I learned about this amazing community.

We have a meet up on the 2nd Thursday of each month at noon in Bloomington.

@Faith E.If you join meetup.com and eventbrite, they can show you meetings on any given week.
