Supply of MF properties here has really increased in the last few months, as the MF demand was white hot from March 2021-March 2022, and has now returned to standard levels.

I closed on this property in March and had the tenants move in this April, so I don't have any historical figures regarding kWh usage to compare against.

So I understand why you made the assumptions you did, let me clarify:I qualified for the refinance on the other two properties in March 2022--interest rates were a lot lower then.

His lease is up in March, and I do not plan to renew him.

I purchased a property (3/1) Duplex back in March this year and have rehabbed it and will be finally going to market next week. 

Personally, I recommend sticking to B and upper C class working class neighborhoods. 

But from my own Airbnb experiences and because I've been in Scottsdale for years and know that most don't even use their pools in the high-demand months of December-March.

Deduct the cleaning costs (list some of the specifics, but say cleaning such as A, B and C) and any costs for damages that were above normal wear and tear and return the balance of the deposit.
