Smart buyers understand the value of a Buyer's agent and it certainly is not just to open doors.  95% of my clients are out of state investors purchasing in a market that they do not know nor live in, they count on me to walk the property, access repairs, provide comps and short term rental numbers, arrange and be present for inspections, as well as my ability to assist them getting their short term rental set up for them long distance.

If short sale sale due to reverse mortgage or foreclosure then the borrower/principal homeowner per HUD [the foolish sponsor of the conniving manipulative reverse mortgage industry that is out to take homes from remaining Baby Boomer seniors & elders so younger families can purchase the homes instead while those seniors and elders are placed into senior living centers etc.

All of my investors who live in CA do not buy in CA instead they buy in places like OH, IN, TN, FL, OR, AZ, TX, GA, LA.You could pick any of those states and buy a Duplex for example under $250K and it will cash flow right out of the gate.
