They have pleaded for an exception, but lying on application is clearly listed in lease as grounds for eviction/lease termination.  

However, if you haven't already done so,  I would talk to a real estate agent in your area that specializes in flips, and get them to run comps for the current house vs. the added square footage.

Guessing it might be a condo in which case, talk to strata. 

Maybe better than list status for each user, you could simply show how many people are currently in the chatroom.
